Real Numbers from a Real Ad Account

Straight out of Google Ads. Winners and losers both. Not cherry-picked. Not hypothetical.

"Three contracts out of thirty-nine leads, on an account where we were still finding the winning structure. The next account starts where this one finished."

Liam Murasso, Ads to Deals

Pain-Focused Ads That Target Motivated Sellers

We target homeowners who have to sell in the next 30 days. Foreclosures. Divorce. Inheritance. Medical bills. Job loss. Our ad framework: Problem → Circumstance → Solution. We relate the problem the seller is experiencing, describe the situation it creates, then offer your company as the solution.

We run in-stream video as the primary placement. It consistently produces a lower cost per contract than Shorts or feed formats, because the homeowner sits through thirty to sixty seconds of your offer before they ever see a form.

Every ad says: "We'll buy your house for cash, close on your timeline, no repairs, no agent, no showings." This messaging appeals to the exact avatar who needs to sell, not someone just curious about their home value.

You do not have to be on camera. We use hired actors, voiceover over stock and drone footage, and clips from sellers you have already closed. If you want to be the face of the brand we build around that, and it usually performs better. If you never want to appear, the campaign still runs.

Not All Leads Are Created Equal. Ours Are Verified.

  • Listed properties → Filtered out
  • Renters and non-decision-makers → Filtered out
  • Land, commercial, and unwanted property types → Filtered out
  • Outside your buy box or your radius → Filtered out
  • Every phone number → Verification required before routing
  • Only qualified data feeds back into Google's algorithm

Gating the form is what separates a 1 in 30 account from a 1 in 10 to 15 account. Better data in = better results out.

We Look at Your Account 3x Per Week. Minimum.

Monday

Performance update: seven-day and thirty-day cost per lead, spend pacing, and a direct ask for your lead quality feedback so we can optimize.

Tuesday & Thursday

Full account review. Creative rotated, audiences adjusted, budget shifted toward what is converting, losing campaigns cut the same week.

First Monday of Month

Deep lead quality review. Which hooks, audiences, and zip codes are producing best versus worst results.

Anytime

Book a 1-on-1 call to talk campaign strategy, follow-up process, buy box, or troubleshoot a lead that went sideways.

Real example: on the House Buyers 360 account we ran nine campaigns that produced nothing and killed every one of them. Four campaigns carried the account. Finding that split is the job, and it is why the number that matters is cost per contract, not cost per click.

The Trust Funnel: Retargeting That Actually Converts

1

Retarget your CRM

Cold call leads who ghost you see your YouTube ad. They come back warmer.

2

Retarget website viewers

Anyone who visited your site but didn't submit gets followed by your brand.

3

Retarget ad viewers

People who watched your ad but didn't convert get a second, third, fourth touch at a fraction of the original cost.

"Now if a cold call lead ghosts you, they come back in from YouTube. Now if they miss your call, they reply. Now when you ask them why they want to sell, they're open with you."

Why We're Going All In on YouTube

We don't win the cheapest-lead contest and we don't try to. We win the number that actually pays you, which is what it costs to put a house under contract.

Common Questions

No. We run campaigns with hired actors, voiceover over stock and drone footage, and clips from sellers you have already closed. That said, owner-led creative usually outperforms actor-led creative because homeowners trust a face attached to the company buying their house. If you are open to it we make it painless. Usually one filming session that produces a month of ads. If you are not, we build around it and the campaign still runs.

We recommend a minimum of $2,000 per month in ad spend on top of management. Below that there is not enough volume for Google's algorithm to find the pattern, and you end up paying for a learning phase that never finishes. At $2,000 you should expect roughly 15 to 25 leads a month at our benchmark cost per lead, which is enough signal to optimize against.

Campaigns go live within 7 to 10 days of kickoff, which covers creative production, tracking setup, and audience build. First leads usually land in the first week of spend. The account is not optimized at that point. Expect your cost per lead to run high in weeks one and two and settle by week four as qualified conversion data feeds back into Google.

Plan on 90 days. Month one buys data. Month two is where the winning structure gets identified and scaled. Month three is where cost per contract stabilizes. On the House Buyers 360 account, nine of thirteen campaigns produced nothing and were shut off. Finding the four that worked is the work. If you cannot commit to a 90 day budget, paid ads is not the right channel for you yet and we will tell you that on the call.

Most failed YouTube campaigns fail for one of three reasons. The creative was a branding video instead of a direct response ad. The conversion feeding back to Google was a raw form fill, so the algorithm optimized toward people who like filling out forms. Or the account was set and forgotten for a month. We address all three. Tell us what you ran before and we will pull up the account with you on the call and tell you specifically what went wrong.

Usually, but not always. YouTube needs enough population to build an in-market audience, so very rural markets get expensive fast. We check search and audience volume for your specific market before we take you on, and we will tell you if the answer is no.

Qualification happens at the form, not after. Already listed, renting, outside your radius, or a property type you do not buy, and the lead never routes to you. Phone verification is required before a lead passes through. Only leads that clear those gates get imported back into Google as conversions, so the targeting keeps sharpening instead of drifting.

Our benchmark is 1 in 10 to 15 leads to a signed contract, which puts cost per contract in the $1,500 to $2,000 range at our current cost per lead. Your ratio depends heavily on how fast you call a fresh lead and how disciplined your follow-up is. Investors who call inside five minutes convert dramatically better than investors who call the next morning.

Three times a week minimum. Monday is your performance update and lead quality check-in. Tuesday and Thursday are full account reviews where creative gets rotated and budget gets moved. First Monday of the month is a deeper review of which hooks, audiences, and zip codes are producing contracts.

Yes. Campaigns run in your Google Ads account under your billing, and you keep it if we part ways. Every lead lands in your CRM. You can log in any day of the week and see every dollar and every conversion.

No. Month to month. We ask you to commit to a 90 day budget because that is how long it takes for the data to be worth anything, but you are not locked in and you can leave whenever you want.

It depends on your market, your ad spend, and how much creative production the account needs. We quote it on the call once we know what we are building, and we will not put you on a package that does not fit your deal volume.
